Getting ready to buy your first home can be exciting and nerve-racking all at the same time. But if you have a few key things in order before even looking at homes, you can launch into homeownership with confidence and peace of mind.

Get your finances in order

Before you even talk with a lender or try and get a loan somewhere, get a copy of your credit report and go over all your income, liabilities and assets and figure out how much can you really afford to pay for a mortgage. How much can you save in the meantime? Having as much saved as you can not only helps for those unexpected issues but looks real good to lenders. If you have $20 in your savings account, that doesn't look so good to lenders and your interest rate can actually go up without much cushion in reserve. Get a buyers agent

This may seem silly coming from a real estate agent, but actually having a buyers agent representing you can save you thousands of dollars and a load of headaches. Agents are experts in their field and know the market, know the areas and know how to negotiate. If you don't have an agent on your side, then you will be dealing directly with the listing agent. Remember, this is one selling the house. They are working for the seller, not you, the buyer. By having an agent solely on your side, working for your interest, you can relax knowing you are being taken care of. Know what home you really want

This doesn't mean you have to be the pickiest buyer in the world, but not falling in love with the first and only home you see is not such a good idea either. Before rushing out to view all the homes that strike your fancy, make a list of the items you really want in a home and those you can live without. Then make a list of items you really can't stand, then find a happy medium.
